We loved the place and its sensational breakfast.
The location was stunning, in front of a garden and orange trees. Had supper enjoying drinks at nearby The Blind Pig. The room was inviting with a view, had essentials required. There were an electric kettle and a fridge...

The beautiful traditional Japanese decorations and the well-nurtured gardens of Mokkoan created a warm and inviting atmosphere that made me feel right at home. As a senior woman, I appreciated the ease of accessibility throughout the hotel. The spacious common areas were easily navigable and provided comfortable seating where I could relax and enjoy the peaceful surroundings. The staff, who I affectionately referred to as "the children working there," were attentive and caring, ensuring that my needs were met and even going the extra mile to provide detailed guidance for my side trips. I couldn't have asked for a better place to stay during my Tokyo visit.
If I were to suggest one improvement for a better vacation for senior people, it would be to have handrails installed in the bathrooms and hallways. This small addition would greatly enhance safety and mobility for older guests, giving them peace of mind and an even more enjoyable stay.

The hotel is conveniently located close to the train station, making it easy to get to and from the Narita airport. Additionally, there is a lovely restaurant just around the corner, perfect for grabbing a bite to eat. The rooms are spacious and clean, with a traditional Japanese-style design that adds to the overall ambiance of the hotel. The bathroom is also spacious and well-maintained, ensuring a comfortable stay. The staff provides excellent service, going out of their way to make guests feel welcome. The breakfast served at the hotel is delicious and includes homemade treats like orange jam.
It would be better if there were more variety in the breakfast options.

The owners were unbelievably welcoming and friendly, making us feel right at home. The place was incredibly clean and comfortable, with a cozy atmosphere that made us never want to leave. They even offered free Wi-Fi and had a flat-screen TV in the room for our entertainment. The jacuzzi was a nice touch, perfect for relaxing after a long day of exploring. The shared kitchen was helpful, allowing us to prepare our own meals. The staff also provided luggage storage and laundry facilities, making our stay even more convenient. The air conditioning kept us cool during the hot summer days, and we appreciated that there was no smoking on site. our experience at this hidden gem was absolutely mind-blowing, and I would highly recommend it to anyone visiting Tokyo.

The guesthouse had a nice international vibe, with a touch of local Japanese culture. the hosts were super friendly and gave great recommendations for places to visit. They even offered to drop us off at the station every morning, which was really convenient. the breakfast was delicious and it was a great opportunity to chat with the hosts and other guests. It felt like being part of a big family.
While the guesthouse had a lot of positive aspects, there were a few drawbacks. the location was a bit far from the main attractions of the city.
